Architectural design

In the first phase of the design, our architects create several different options for the appearance and internal distribution of the house. The sketch project includes:

Geological Survey and Preparation

Before construction, we carry out a thorough geological survey:

Types of foundations that we use:

Ribbon foundation- The most common type, which is suitable for most cases. The foundation is built around the perimeter of the building and under the internal bearing walls. Ribbon foundation is perfect for both brick and monolithic and block houses. The depth is determined by the freezing level of the ground (60-120 cm in Georgia).
Monolithic tile- It extends under the whole house and is a solid reinforced concrete slab. It is an ideal solution for weak, moving or uneven grounds. The tile evenly distributes the load over the entire area and prevents the building from being besieged.
Reinforced concrete rafts- A combined system that combines the advantages of a ribbon foundation and a slab. Suitable for difficult terrain or relatively weak soils.

Sequence of construction:

Excavation of the foundation

With an excavator, we carry out excavation to the depth provided by the project. Elithome uses modern techniques that provide fast and accurate performance.

Laying the foundation screed

The bottom of the excavation will be completely leveled and paralyzed. Then sand-gravel grass 20-30 cm thick is laid out, which is laid in layers, and each layer is thoroughly mulched. This will provide a stable foundation.

Opalubka

A wooden or metal opaluba is erected, which will create a form for the future contours of the foundation.

Reinforcing

Elithome uses only European standard A500C class armature. The reinforced concrete frame is built according to the project, the diameter is selected according to the calculations (usually 12-16 mm). Horizontal and vertical squares are joined together by welding.

Concrete laying

We use factory concrete of the M300-M400 brand, which is supplied with special mixers. Sitting is done at the same time to avoid joint pains. Concrete is fully compacted with a vibrator.

Waterproofing of the foundation

After hardening of the concrete (21-28 days), waterproofing of the foundation is carried out. We use SIKA, CERESIT or IZOLEX materials - bitumen mastic, corrugated membranes and modern polymer coatings. Waterproofing continues both at the base of the foundation and on vertical surfaces.

Filling the foundation

The sinuses around the foundation are filled with sand or earth and thoroughly tamped.

Brick construction

Brick remains one of the most popular and tested building materials in Georgia. Elithome uses only quality bricks from trusted European and Georgian manufacturers.

Red ceramic brick

Traditional material that burns at high temperatures. Elithome uses bricks of the M150-M200 brand, which is resistant to mechanical stress and atmospheric influences. Red brick is characterized by:

  • With excellent strength and durability (more than 50-100 years life)
  • Environmentally friendly - the composition of natural clay
  • with good oxygen permeability - “breathes” and creates a healthy microclimate
  • With the ability to accumulate heat - accumulates heat and slowly releases

Silicate brick

White brick, which is produced from a mixture of sand and lime. Its advantages are:

  • Lower price compared to red brick
  • Excellent soundproofing

  • High strength

Aerated concrete blocks

Aerated concrete is a modern, lightweight and energy-efficient material that quickly found popularity in Georgia. Elithome works with the YTONG and AEROC brands - certified products of international standards.

Advantages of aerated concrete:

  1. Excellent thermal insulation- The structure of the blocks is filled with microscopic air bubbles, which minimizes heat conduction
  2. Light weight- 3 times lighter than brick, which reduces the load on the foundation
  3. Large size- one block will replace 15-20 bricks, which speeds up construction
  4. Easy to process- It is cut with a simple saw, which makes it possible to create projects and architectural details of any shape
  5. Environmentalism- consists of natural components

Elithome uses blocks with a thickness of 300-400 mm, which are laid on special glue with a seam of 2-3 mm. This will provide the effect of a monolithic wall.

Monolithic reinforced concrete construction

Monolithic is the most solid and durable construction, which is universal and suitable for any architectural solution.

The monolithic construction of the elithome includes:
